Beverly's priciest recorded sale in past month reaches $1.585 million on Yankee Way

BEVERLY -- Fourteen properties changed hands in Beverly between July 24 and Aug. 22, with recorded sale prices ranging from $362,000 to $1,585,000. Six of the 14 transactions were transfers between people sharing the same last name, often into a trust or from an estate.

MARKET OVERVIEW

The Essex South Registry of Deeds recorded 14 property transfers in Beverly during the period, but only seven listed a sale price. Among those seven, prices ranged from $362,000 to $1,585,000, with a median of $915,000. The raw count of 14 recorded deeds in a single month indicates a steady pace of property transfers, though half the transactions carried no disclosed consideration amount, which limits how much can be concluded about pricing trends from the full dataset.

TOP SALES

The month's highest-priced transaction was 10 Yankee Way, Lot 11, which sold for $1,585,000 on Aug. 20. Richard J. Cimino sold the property to Joshua Michael Wilson. The second-highest sale was 94 Lovett St., Lot 12, which sold for $1,370,000 on Aug. 17, with Douglas S. Munsinger selling to Alexander S. Indeck. At 12 Evergreen Dr., the property sold for $925,000 on Aug. 19; the seller, Virginia C. Lowe, and buyer, Patrick C. Lowe, share a surname. A unit at 27 Kennel Hill Dr., Lot 53A, sold for $915,000 on Aug. 17, with Alison Dunne selling to Carlene D. Ziegler. Rounding out the top five, 25 Eastern Ave. sold for $725,000 on Aug. 21, with Susan J. Burak, as trustee, selling to Stephen F. Engdahl.

Two sales topped $1 million: 94 Lovett St., Lot 12 ($1,370,000) and 10 Yankee Way, Lot 11 ($1,585,000).
