Beverly Home Prices Range From $525,000 To $1.3 Million In Latest Filings

BEVERLY -- A home on Ocean Street sold for $1,322,500 in early October, the top recorded sale in a month of Beverly deed filings that included a mix of priced transactions, pending price postings and several transfers tied to family trusts.

MARKET OVERVIEW The Essex County Registry of Deeds recorded 13 property transfers in Beverly between Sept. 11 and Oct. 10. Of those, six carried a recorded sale price, three show "price not yet available," and four were nominal-consideration transfers, which are not counted as market sales. Among the six priced sales, prices ranged from $525,000 to $1,322,500, with a median of $817,500. The raw count of 13 recorded transfers reflects registry filings for the period; with less than half carrying posted prices so far, a fuller picture of the month's market may not be clear until additional prices are recorded.

TOP SALES 32 Ocean St. sold for $1,322,500, the month's highest recorded price. Seller Pheobe L. Carter transferred the property to the Sean & Monica Coakley Community Property Trust. 5 Hemlock St. sold for $950,000, with Mary Riley Pomoni selling to Mary Mabel Murphy. 166 Essex St. sold for $880,000; the Daphne J. Griswold 2023 Revocable Trust sold to Gregory Zani. 18 Iverson Rd., Lot 46, sold for $755,000, with Jennifer H. Selvo, as representative of an estate, selling to Ryan Thomas Swartz. 22 Myrtle St. sold for $655,750, with Gregory Zani, the buyer of the Essex Street property above, selling to Eli Blumsack.

NEIGHBORHOOD BREAKDOWN Essex Street had two recorded transfers: 166 Essex St., which sold for $880,000, and 77 Essex St., where a price has not yet been recorded. By price tier among the six priced sales, five fell between $500,000 and $1 million: 25 Windsor Rd. ($525,000), 22 Myrtle St. ($655,750), 18 Iverson Rd. ($755,000), 166 Essex St. ($880,000) and 5 Hemlock St. ($950,000). One sale, 32 Ocean St. at $1,322,500, exceeded $1 million. No priced sales fell under $500,000.

MARKET NOTES Gregory Zani appears twice in the period's records, as buyer of 166 Essex St. and as seller of 22 Myrtle St. Several transfers involved shared surnames or trust designations consistent with family or trust transactions: Michael R. Doiron transferred both 45 Hart St. and 77 Essex St. to Stacy B. Doiron, TR; the Derocher Family Trust transferred 38 Dunham Rd., Unit 301, to Lisa M. Derocher; George H. Norton transferred 93 Baker Ave., Lot 195, to the George Norton Irrevocable Trust for nominal consideration; and Sean Brennan transferred 10 Robinson Rd., Lot 17, to Cheryl A. Brennan, TR, also for nominal consideration. A fifth nominal-consideration transfer, 22 Preston Pl., moved from Thomas Wigglesworth Jr. to the Swig Trust. A transfer recorded only as "See Record," from M.S. Cushman to T.H. McInnis, was also for nominal consideration.
