Beverly home prices split evenly across three tiers in early August

BEVERLY -- Fifteen properties changed hands in Beverly between July 17 and Aug. 15, with disclosed sale prices ranging from $256,000 to $1,250,000 and a median of $795,000 among the nine transactions that reported a price.

MARKET OVERVIEW Essex County Registry of Deeds records show 15 sales recorded in Beverly during the four-week period. Of those, nine listed a sale price, ranging from $256,000 to $1,250,000, with a median of $795,000. The remaining six deeds recorded no consideration amount, a common feature of trust and estate transfers rather than arm's-length sales. Fifteen recorded transactions in four weeks is a moderate volume for a single town; no prior-period figures were provided for comparison.

TOP SALES The period's highest-priced transaction was 31 Ober St, Lot 5B, which sold for $1,250,000 on Aug. 14. The seller was the Ruth A. Coogan Family Trust; the buyer was Anne Marie La Bue. Bed, bath and square-footage figures were not available in the deed record.

5 Adeline Rd, Lot 8, sold for $1,150,000 on Aug. 11. Michael Vigorito Jr. was the seller; Judith A. Vessey, as trustee, was the buyer.

4 Deer Haven Rd sold for $1,050,000 on Aug. 14. Timothy C. Wheatley was the seller; Thomas J. Maybury was the buyer.

A property recorded without a specified street address ("See Record") sold for $899,900 on Aug. 11. Carol L. Stacey was the seller; 17 Kernwood Heights LLC was the buyer.

116 Essex St, Lots 308 and 309, sold for $795,000 on Aug. 13. Brian Dixey was the seller; Joel Danforth was the buyer.

NEIGHBORHOOD BREAKDOWN No street in the dataset had more than one recorded sale, so no street-level clustering emerged. The remaining six, at Deer Haven Road, Jackson Street, Conway Street, Smithson Drive, Sohier Road and the unaddressed "See Record" parcel, carried no lot or unit designation.

Among the six sales with no disclosed price, at least three involved a grantor transferring property to a trust bearing the same personal name: Jack A. Butler to the Jack A. Butler Revocable Trust at 7 Jackson St, Andrew J. Vaughan to Andrew J. Vaughan, trustee, at 6 Netherton Ave, and Rodion Moldaver to Rodion Moldaver, trustee, at 59 Cross Lane. A fourth, at 132 New Balch St, moved from Jonathan E. Rice to the Lindsley E.H. Rice Living Trust. Deed records do not disclose the reason for these transfers.

The lowest-priced disclosed sale, $256,000 for 110 Sohier Rd, moved from Anchor Point LLC to Lighthouse Center at Anchor Point LLC, entities sharing part of a name; the deed record does not indicate whether the two are affiliated.
