AMESBURY -- Thirteen properties changed hands in Amesbury between July 17 and Aug. 15, according to Essex County Registry of Deeds records, with disclosed sale prices ranging from $225,000 to $766,500 and a median of $513,600 among the transactions that reported a price.

MARKET OVERVIEW Deed records show 13 property transfers in Amesbury during the period, but only eight of them included a disclosed consideration amount. Among those eight, prices ranged from $225,000 to $766,500, with a median sale price of $513,600. The remaining five transactions listed no sale price, which is common for deed records generally and, in this dataset, coincides largely with transfers between family members or into trusts. NEIGHBORHOOD BREAKDOWN Whitehall Road recorded two sales during the period: 146 Whitehall Rd Lot B, price not disclosed, sold Aug. 12; and 47 Whitehall Rd, sold for $516,200 on Aug. 6. No other street had more than one recorded transaction in the dataset. By price tier among the eight disclosed sales, three sold below $500,000: 9 Aubin St at $225,000, 25 Clarks Rd Unit 101 at $263,000, and 163 Elm St Unit 1 at $410,000. The fifth undisclosed-price transaction, 146 Whitehall Rd Lot B from Joshua Andrews to Johanna Rodrigues, does not follow that same-family pattern.
