Amesbury Home Prices Range From $312,000 To $1.07 Million This Period

AMESBURY -- Thirteen properties changed hands in Amesbury between Aug. 7 and Sept. 5, with recorded prices ranging from $312,000 for a Macy Street condo to $1,070,000 for a unit at Riverview Heights.

MARKET OVERVIEW

Thirteen sales were recorded during the four-week period, a pace of roughly three transactions per week. Of those, seven listed a sale price with the Essex County Southern District Registry of Deeds; the other six, about 46% of the total, did not disclose consideration, which is common for deeds involving trusts, estates, or transfers between related parties. Among the seven disclosed sales, prices ranged from $312,000 to $1,070,000, with a median of $575,000.

TOP SALES

The month's highest-priced transaction was 11 Riverview Ht Unit 49, which sold for $1,070,000 on Sept. 4. Richard J. Graham sold the property to Edgar Andrew Czopp. At 60 Merrimac St Unit 611, Childs L A T sold to Casey D L T for $700,000 on Sept. 3, a transfer between two trusts. A second unit in the same building, 60 Merrimack St Unit 608, sold for $665,000 on Sept. 1; Daniel P. Mades sold to Barbara J. Ouimette. At 157 Whittier Meadows Dr Unit 9A, Rebecca Cofod sold to Lisa Cross for $575,000 on Sept. 2. Rounding out the top five, 1 Lake Ave sold for $565,000 on Sept. 4, with Michael S. Mactaggart selling to Thomas J. Kelley III.

NEIGHBORHOOD BREAKDOWN

Two sales during the period were recorded at 60 Merrimac(k) Street, both condominium units in the same building: Unit 611 sold for $700,000 and Unit 608 sold for $665,000, together accounting for the second- and third-highest prices of the month. No other street had more than one recorded sale. By price tier among the seven disclosed sales: one sale fell under $500,000 (45 Macy St Unit B-207 at $312,000); five fell between $500,000 and $1 million (13 N Martin Rd, 157 Whittier Meadows Dr, 1 Lake Ave, 60 Merrimack St Unit 608, and 60 Merrimac St Unit 611); and one exceeded $1 million (11 Riverview Ht Unit 49). The six sales without disclosed prices were spread across Main Street, an address listed only as "see record," Noel Street, Kimball Road, Chase Street, and River Street.

MARKET NOTES

At least six of the 13 recorded transfers involved condominium units, based on the "Un" or unit-number designations in the addresses: Riverview Heights, Merrimac(k) Street (two units), Whittier Meadows Drive, Main Street, and Macy Street. Beds, baths, and square footage were not available in the deed data and are not reported here. Four of the transfers appear to be within-family or into-trust transfers rather than open-market sales: Carla Meredith to Michael Meredith Tr., Philip R. Caton to the Philip R. Caton Trust, Aaron Heath Nikas to Aaron Heath Nikas Tr., and Robin G. Cohn to Eric Hochberg Tr. None of these four disclosed a sale price. One transfer, 8 Noel St, was a corporate-to-corporate transaction, with Coastal Connections Inc. selling to Boston Gas Co.; no price was disclosed. With six of 13 deeds carrying no listed consideration, roughly half of this month's recorded activity offers no price data for market comparison.
