Atlantic Avenue sale at $2 million sets September price ceiling in Salisbury

SALISBURY -- A four-week stretch of deed filings capped with a $2 million sale on Atlantic Avenue, the priciest Salisbury transaction in the dataset, while two units sold by the same limited liability company anchored the middle of the market.

MARKET OVERVIEW Thirteen sales were recorded in Salisbury between Sept. 4 and Oct. 3. Prices ranged from $109,000 to $2,000,000, with a median of $624,950 across the 12 sales for which a price has been recorded. One sale, a parcel at 12 Baker Rd, has no price yet in the registry data. Thirteen sales over four weeks works out to roughly three transactions a week, a moderate pace for a town of Salisbury's size; the dataset does not include prior-period figures for comparison.

TOP SALES The month's largest transaction was 141-143 Atlantic Ave, which sold for $2,000,000 on Sept. 30. Cynthia Dandrea was the seller; the buyer was Underwood Property Management & Development LLC. At 8 Beach Rd, the property sold for $850,000 on Sept. 23, with Brenda Mae Chouinard as seller and E N M Nacogroup LLC as buyer. 51 Main St sold for $780,000 on Sept. 30; the seller was listed as Tilton Family Trust II and the buyer as Mark L. Savory. 12 Baker Rd Lot 10-B sold for $731,875 on Oct. 1, with Kaitlyn Gallant as seller and Matthew Pudvah as buyer. Rounding out the top five, 30B Meadowview Ln sold for $654,900 on Sept. 24, with 6 Forest Road LLC as seller and Pamela Dematti a as buyer.

NEIGHBORHOOD BREAKDOWN Beach Road saw three separate sales in the period: 135 Beach Rd Unit 217 for $310,000, 138 Beach Rd for $109,000, and 8 Beach Rd for $850,000, a wide price spread on a single street. Two parcels at 12 Baker Rd, listed as Lot 10-B and Pcl A, changed hands the same day between the same buyer and seller, with only the former showing a recorded price so far. The seller 6 Forest Road LLC appears twice, disposing of 30B Meadowview Ln and 2B Clover Cir Unit 2B within eight days of each other, both in the $650,000 range. By price tier, four sales closed under $500,000 (109,000 to 403,000), seven sales closed between $500,000 and $1 million, and one sale, Atlantic Avenue, closed above $1 million. The remaining sale, 12 Baker Rd Pcl A, has no recorded price yet.

That is a recurring pattern in this period's filings, though the data does not indicate why these transfers occurred.
