Saugus Planning Board endorses Hamilton Street lot-line adjustment, clears path to ZBA hearing. The board unanimously approved a Form A approval-not-required plan for 214-218 Hamilton Street at its July 30 meeting, acting on a presentation by attorney David Dwyer of Audien Dwyer Lance, who represents the Varenic family. A recent survey found the family's existing dwelling encroaches onto an adjacent business lot, a consequence of a 1961 town meeting zoning vote made without knowledge of where structures stood.

The approved plan carves 970 square feet from the business parcel and merges it with the residential lot, leaving the business side with a conforming 10,029 square feet under B1 zoning, but a side-yard setback of 5.2 feet where 15 feet is required means the family must still win a variance from the Zoning Board of Appeals before the plan can be recorded. The board also confirmed it would notify the town treasurer to release a remaining $5,000 bond on the Rivercrest Circle subdivision, with road acceptance expected to go before a fall special town meeting.
