Planning Board · Meeting of October 14, 2026
WENHAM — The Wenham Planning Board moved toward creating two separate zoning districts for the town's 80-acre Iron Rail property rather than a single overlay. Town Counsel, referred to only as Robin, and a presenter identified as Kate Mallory told the board the Iron Rail building needs an estimated $7 million to $9 million in repairs while generating about "$100,000 net a year." Chair Ann B. Weeks pressed staff on whether a property-wide overlay would open the town's protected soccer fields to commercial or residential use. The board separately voted unanimously to endorse an Approval Not Required plan for 29-33 Arbor Street and approved its September 9 meeting minutes as amended.
Town Planner Margaret Hoffman reported the Penguin Hall property's prior buyers forfeited a $200,000 deposit, with a new auction set for October 26.
