Gloucester Planning Board Advances 40-Unit Main Street Project to May Review

GLOUCESTER — March 19, 2026 — Gloucester's Planning Board continued a 40-unit mixed-use project at 150 Main Street and unanimously approved a utility rerouting permit for a future logistics center at 11 Dory Road at its March 19 meeting. The board voted to push the 150 Main Street application — filed by Gloucester Main, LLC, a subsidiary of Ipswich-based Fox Creek Capital — to May 7, 2026, pending an engineering peer review of the civil design funded by the applicant; the project, a conversion of a vacant former Santander Bank building, has already received unanimous approval from both the Zoning Board of Appeals and the Historic District Commission. Community Development Director Alex Koppelman told the board that 40 percent of Gloucester households are cost-burdened and that the Gloucester Housing Authority waiting list has grown from roughly 750 people to 1,500 over the past eight years, as part of a Housing Compass planning update; the median single-family home price reached $715,000 in 2025. The board also voted 6-0 to approve a watershed protection overlay district special permit for Applied Materials Inc. at 11 Dory Road and continued a preliminary commercial subdivision review for Energy North Incorporated to April 16.
