Finance panel weighs Iron Rail building options
Wenham's Finance Committee discussed possible costs of replacing or rehabilitating the town's Iron Rail building and gym without taking any substantive votes.
Finance Committee · Meeting of October 14, 2026
Wenham's Finance Committee discussed possible costs of replacing or rehabilitating the town's Iron Rail building and gym without taking any substantive votes. Committee member Bob presented preliminary, self-described "quick and dirty" estimates ranging from $6 million for exterior rehabilitation to roughly $24 million for a new community center, citing comparable projects in Newburyport ($8.1 million) and Lincoln (about $24 million). He said a $15 million debt exclusion would raise the average household's annual property tax by about $807.
Staff member Ernie reported fiscal 2026 free cash came in above the town's 4 percent to 6 percent target, driven largely by a one-time $750,000 collection of back property taxes he called "a complete one-off." Members also sorted out liaison assignments for newly sworn-in member Tom and discussed proposed changes to the Hamilton-Wenham regional school agreement, including shifting cost apportionment to a five-year enrollment average. The meeting adjourned at 8:44 p.m. on a 4-0 roll call vote.
