Hamilton Planning Board refers zoning fixes to town counsel, tables parking and ADU rules. Members Jonathan Poore, Bill Wheaton, Jeff Austin, Amal Dahlquist, Valerie Peck and Marnie Crouch unanimously approved August and September minutes, then agreed to send amendments to zoning bylaw sections 10.3 and 5 to town counsel to reflect recent state Chapter 40A changes. Poore led a lengthy review of undefined or inconsistent terms in the bylaw's definitions section, including "general service establishment," which he said "doesn't characterize the things," and "open space," "lot coverage" and "structure." Dahlquist said accessory dwelling unit construction can run "$1,000 a square foot," a cost cited as reason to defer ADU design guidelines.
The board tabled parking-requirement changes for the town center, where a roughly 40-seat business has only about 10 shared spaces, pending a downtown planning grant decision expected in late October or early November. A joint meeting with the Select Board on master plan implementation was set for November 2.
