Peabody Planning Board approves splitting a Lowell Street lot into a buildable house parcel and a landlocked piece. The board voted 8-0 by roll call to endorse an Approval Not Required plan for 604 Lowell Street, dividing the property into a 20,257-square-foot lot with the existing house and a 26,898-square-foot "non-buildable" parcel with no road frontage. Land surveyor Chris Mello told the board the configuration is not a subdivision and would need a future Zoning Board of Appeals variance to become buildable, after a member questioned whether landlocked lots are even permitted.
A family representative identified only as Stephen said the family intends to sell or hold the rear parcel "for ages" if no abutter buys it. The board separately voted to grant a continuance, pushing a site plan review for 81 Prospect Street to November after an applicant representative, Nicholas Betts, requested more time to review site testing results.
