NAHANT -- Two residential transactions closed above $2 million in Nahant during the late-July through late-August period, anchoring a market where the median sale price among disclosed transactions reached $937,337 across 12 recorded deeds.

• MARKET OVERVIEW
• Twelve deeds were recorded between July 31 and Aug. 29, 2026, with sale prices disclosed in eight of those transactions. The eight disclosed sales ranged from $500,000 to $2,100,000, producing a median of $937,337. Four transfers carried no disclosed consideration, a common pattern in deed records where trust-related or intra-family conveyances are involved. The raw volume of 12 recorded deeds in a single month represents an active period for a small coastal community.

• The highest-priced transaction of the period was 12 Lafayette Ter., which sold for $2,100,000 on Aug. 6. The deed shows Gray W. Rifkin as trustee-seller and Jennifer Davis as trustee-buyer. Notably, a separate deed recorded Aug. 25 at the same address, also identified as Lots 12 and 13, lists Rifkin as buyer from Kevin P. Geaney as trustee-seller, at no disclosed price; that earlier-recorded conveyance appears to precede the Aug. 6 sale in the deed sequence.

• Lafayette Terrace accounted for two recorded deeds this period, both referencing Lots 12 and 13 at No. 12, making it the only street with multiple entries. Among streets with single disclosed sales, Wilson Road and Karolyn Circle led by price, both above $935,000. Willow Road and Lennox Road fell in a tight band just below $940,000. Emerald Road and Maple Avenue occupied the mid-range, at $770,000 and $667,000 respectively. Sea View Avenue recorded the lowest disclosed sale at $500,000.
